Step 1 · Planning

Build the complete monthly picture before touring

The mortgage payment is only part of the cost of ownership. A realistic plan should account for principal and interest, property taxes, homeowner’s insurance, possible mortgage insurance, HOA dues, utilities, maintenance, and the cash you want to keep after closing.

Also plan for upfront costs such as earnest money, inspection, appraisal, down payment, closing costs, prepaid taxes and insurance, moving, and immediate repairs or furnishings. Some amounts may be negotiated or financed, but they should not be ignored.

Israel is not a lender and does not determine loan eligibility. He can help organize the real estate questions to discuss with licensed loan professionals and keep the search aligned with the financing plan you choose.

Step 2 · Financing

Compare lenders on the same terms

A preapproval is a starting point, not a commitment to use one lender. The Consumer Financial Protection Bureau recommends contacting at least three lenders so buyers can compare offers. Compare the loan type, rate, annual percentage rate, points, lender credits, mortgage insurance, cash to close, and whether the rate is locked.

Once you have a property and loan application, a standardized Loan Estimate helps you compare the same categories across lenders. Ask questions whenever the numbers, assumptions, or timing are unclear.

Step 3 · Assistance programs

Check Nevada programs without assuming eligibility

Nevada Housing Division programs may offer down-payment assistance through approved lenders. Program rules can change and may depend on income, purchase price, credit score, loan type, occupancy, and other requirements.

As of August 24, 2026, the Home Is Possible program page described several first-time-buyer options and defined a first-time buyer as someone who had not owned a primary residence during the previous three years. Several options showed a 640 minimum credit score. The assistance was described as a no-interest, no-payment, non-forgivable second mortgage. Those terms must be verified with an approved lender before relying on them.

Israel can help coordinate the property-search and contract questions with the financing timeline, but only an approved, licensed lender can determine program and loan eligibility.

Step 4 · Search and offer

Turn the approval into a home-search brief

Once the financial boundaries are clear, Israel helps translate them into a practical search and offer strategy.

  • Define the areas, home types, ownership costs, timing, must-haves, and tradeoffs.
  • Review disclosures, HOA information, visible condition, property history, and questions for qualified inspectors or specialists.
  • Compare the offer price with earnest money, financing, appraisal risk, inspection rights, requested credits, possession, and seller priorities.
  • Keep lender, inspection, appraisal, title, document, and closing milestones organized.
  • Complete a final walkthrough and confirm closing instructions through trusted channels before sending funds.

How much cash does a first-time buyer need?

It depends on the loan, down payment, closing costs, prepaid taxes and insurance, inspection and appraisal expenses, negotiated credits, and the reserves kept after closing. Get a written estimate from a licensed lender and preserve an emergency cushion rather than using every available dollar.

Do I need 20% down?

Not necessarily. Different conventional, FHA, VA, USDA, and assistance programs may allow lower down payments for qualified borrowers. Lower down payments can affect mortgage insurance, rate, cash reserves, and the strength or risk of an offer. Compare the complete terms with licensed lenders.

Should I get preapproved before touring?

Usually, yes. A preapproval helps establish the price range and can make an offer more credible, although it is not a final loan approval. If you are still early, a planning conversation can identify what to prepare before a lender reviews the file.
