A useful pricing opinion compares closed sales, pending evidence where available, active competition, concessions, condition, lot, updates, HOA structure, location, and the seller’s timing. A metro median or automated estimate cannot account for every property-specific difference.

Nevada’s Seller’s Real Property Disclosure Form asks sellers to disclose known conditions that materially affect the value or use of residential property in an adverse manner. The seller—not the seller’s agent—completes the form.
